Madeira Property Concierge is an independent property-care and hosting service, run personally by an individual operator with a commercial interest. It is not yet incorporated or registered as a company.

We provide this information in line with the transparency duties of Decree-Law no. 7/2004 on electronic commerce.

What we deliver, the timeline, and the price are agreed with you before any work begins.

• Information on this website is general guidance, not a binding offer.
• A service arrangement takes effect only once both sides confirm the scope and price in writing (email, message, or signed proposal).
• Descriptions, photos, and prices shown here may change without notice.

Fees are agreed per service or project before work starts.

• Third-party costs (suppliers, materials, bookings) are passed on transparently and itemised separately.
• Prices, taxes, and the form of invoicing follow Portuguese law and are confirmed in each written quote.
• Formal invoicing and VAT details will be added here once the activity is registered with the Portuguese tax authority (Autoridade Tributária).
• Any additional mandatory charge is communicated before you confirm.

We want every client to be satisfied, so please raise any concern with us first — we aim to reply within 24 business hours.

• The Portuguese Electronic Complaints Book (Livro de Reclamações) and the competent alternative dispute resolution (ADR) entity apply to registered economic operators, and will be made available here once the activity is formally registered.
• In the meantime, consumers can also turn to the Portuguese consumer authorities and the ADR network for help.

We work with professional care and vetted local partners, but we cannot guarantee outcomes that depend on third parties such as booking platforms, contractors, or public authorities.

• These terms are governed by Portuguese law.
• Mandatory consumer-protection rules that favour you always take precedence.
• Where those rules allow, the competent courts are those of Funchal, Madeira.

We may update these terms as the service grows or the law changes. The version in force always appears on this page, with the date shown above.
