This website and the related services are run by an individual operator with a commercial interest (not yet a registered company), who is the data controller for your personal data.

Given the small scale of our processing, we are not required to appoint a Data Protection Officer. All requests are handled directly by the operator.

We only process the personal data you choose to share with us, plus minimal technical data needed to run the site.

• Contact form: your name, email, phone (optional), property type, the service you're interested in, your message, and the page language.
• Email and WhatsApp: whatever you include when you write to us, including your phone number and the content of your message.
• Service delivery: notes and records needed to prepare and provide the services we agree on.
• Technical data: anonymised, aggregated website usage statistics and essential security and operational logs. We do not build profiles or track you across other websites.

We process your data only where the law allows:

• To answer your enquiry and prepare or provide a service — Art. 6(1)(b) GDPR (steps taken at your request / performance of a contract).
• To meet accounting, invoicing, and tax obligations once the activity is registered — Art. 6(1)(c) GDPR.
• To keep the site secure and to establish or defend legal claims — Art. 6(1)(f) GDPR (legitimate interests).
• To load optional, cookieless analytics — Art. 6(1)(a) GDPR (your consent), which you can withdraw at any time.

We keep data only as long as needed for each purpose.

• Enquiries that don't lead to a service: up to 12 months after our last contact.
• Client, invoicing, and accounting records: for the periods required by Portuguese law.
• Security and technical logs: only as long as needed for security and to defend legal claims.

We don't sell your data. We share it only with the service providers we need to operate, each acting as a processor under a data-processing agreement:

• Hosting and content delivery: Vercel — runs the website and stores essential server logs.
• Website analytics: Vercel Web Analytics — cookieless and anonymised, loaded only after you accept analytics in the cookie banner.
• Contact form: your submission is processed by our own server function on Vercel (EU / Frankfurt region) and delivered to us by email through Brevo (Sendinblue SAS), our contact-form provider — an EU company with servers in France and Germany.
• Email and messaging: our email provider, and Meta Platforms if you choose to reach us via WhatsApp (your WhatsApp messages are also governed by WhatsApp's own privacy terms).

Some of these providers are based in the United States. Where data leaves the European Economic Area, the transfer is covered by appropriate safeguards such as the EU Standard Contractual Clauses.

Under the GDPR you can ask us to access, correct, delete, restrict, or port your data, and you can object to certain processing.

• To exercise any right, email hello@madeirapropertyconcierge.com — we respond within one month.
• Where processing is based on consent, you can withdraw it at any time, without affecting processing already carried out.
• If you believe we've mishandled your data, you can complain to the Portuguese supervisory authority, the CNPD.

We keep cookies to a minimum and ask before loading anything non-essential.

• Strictly necessary only: we store your cookie choice in your browser's local storage so we don't ask again, and a secure session cookie is used only when the operator signs in to manage the site.
• No tracking before consent: the cookie banner offers a clear Accept or Decline, shown side by side. Analytics is cookieless and runs only if you choose Accept.
• Your control: decline at any time, or clear your browser's local storage and site data to reset your choice and revoke analytics.
